The Gold Program

Maximum LTV: Up to 75%

Best for: Borrowers with strong credit who want maximum leverage.

Gold is our premium program. If you have good credit — generally 680 or above — and you want to borrow up to 75% of the property’s appraised value, this is your lane. You’ll get competitive fixed rates locked in for 30 years, with no tax returns and no income verification headaches.

Gold works well for investors who are refinancing stabilized properties, exiting bridge loans, or acquiring income-producing commercial real estate in strong markets.

The Silver Program

Maximum LTV: Up to 50%

Best for: Borrowers with credit challenges, unique situations, or significant equity.

Silver is built for scenarios that other lenders won’t touch. Maybe your credit took a hit. Maybe you have a recent bankruptcy, foreclosure, or other derogatory event. Maybe you’re a foreign national without a traditional credit profile.

If you have substantial equity in the property — at least 50% — Silver can get you into permanent, fixed-rate financing regardless of your credit story. The rate will be higher than Gold, but you’re getting a 30-year fixed loan that most lenders wouldn’t offer you at any price.

How to Choose

Ask yourself two questions:

  1. What does my credit look like? If it’s strong (680+), start with Gold. If it’s complicated, Silver is likely your path.
  2. How much equity do I have? If you need higher leverage (up to 75%), you need Gold. If you have at least 50% equity, both programs are options — but Silver gives you flexibility on credit.
